E-Khata is a digital version of your property record maintained by the BBMP. It is becoming mandatory for property transactions, bank loans, and obtaining building plan approvals in Bangalore. It ensures that your property record exists in the digitized government database, reducing manual errors and fraudulent entries.
A-Khata properties have full approvals and adhere to all building bylaws. B-Khata properties exist in the BBMP register but have some deviations or lack specific approvals. While both are in the system, A-Khata is preferred for bank loans and official approvals.
PID stands for Property Identification Number. It is a unique 15-digit alphanumeric code assigned by the Bruhat Bengaluru Mahanagara Palike (BBMP) to every property within its jurisdiction. It maps the ward, street, and individual plot, making it essential for paying online property taxes and maintaining accurate municipal records.
Property mutation is the process of updating the municipal or revenue records to reflect the new owner's name after a property is transferred, inherited, or gifted. While a Sale Deed proves legal ownership, mutation (updating the Khata) is necessary to pay property taxes in your own name and to get electricity/water meters transferred.
